Coppell Health Care Center Final Plat and Construction Plans Dear Mr. Doyle: On Wednesday, January 25, 1989, a meeting was held at our office with Mike Allen, Dan Dowdy and myself to discuss outstanding issues regarding the above referenced subject. The issues discussed were as follows: Town Center Blvd. shall be proposed as a 37' wide street with no parallel parking allowed rather than 45' wide. We have no objections to this proposal. The proposed 10" sanitary sewer line shall be evaluated further by Dan Dowdy for an alternative which will alleviate the shallow cover conditions existing with the current design. One possible solution could be to bring sewer directly from Heartz Road in a westerly direction along the South side of the proposed lake. This alternative would alleviate the shallow cover conditions but are dependent upon Jerry Parche's sanitary sewer design along Heartz Road. Dan Dowdy will discuss this option further with Jerry Parche and resubmit his plans accordingly, if this alternative is possible. T~he p£eser~t layout, if forced to go with, requires a shallow depth design for the sanitary sewer./ This is due to the storm sewer design which is 1'-0" under the current sanitary sewer. As a last resort, this may be the best possible design. If that is the case, ductile iron pipe and concrete encasement should be required. Univest shall dedicate a 5' landscape and utility easement, by separate instrument, along the north side of Center Plaza Drive to better facilitate any future maintenance required on the proposed 12" waterline. Since this is a proposed 4-lane divided roadway, the subdivision ordinance requires 85'. If the 5' easement in paragraph 3 (above) is provided, we have no objections to this request for a variance. Mike Allen stated as FYI that~Univest/ABQ have a contractual agreement that Heartz Road shall be under construction by June 1, 1989. Please call if you have any questions.
