Central Expressway Suite 300 Dallas, TX 75231 (214) 739-4741 HISTORY: A final plat was approved by the City Council in 1992. Item 12 TRANSPORTATION: This subdivision will be accessed by way of Bethel School Road, which is a two-lane roadway. The major bulk of the traffic will travel from Denton Tap Road. ANALYS~: A hydrologic flood study has been submitted to show that the adjustment to the floodway will not have any adverse affect on the water surface. However, the adjustment to the floodway will necessitate the removal of a 6" cedar elm, twin 4" cedar elm, 3" oak, 44' hackberry and possibly a twin 6' cedar elm. When the applicant originally requested a variance to allow the drainage area to remain open through this area, the reasoning behind it was to protect and save the trees on the lot. The city engineer has recommended that the City approve these adjustments to the floodway and that the owner of lot 4 be required to replace caliper inch per caliper inch for each tree removed by the adjustment to the floodway. Attached is a letter mm the applicant that states their position, which is an agreement to ~place the trees, caliper inch for ipor inch.
