Dear Shobre:
Per ~ur request, we have reviewed the various options associated with the ~dewalk construction at the
Devopsh~re projec~ to serve the adjacent school site. We have arrived at three basic options and have
IL~ed them along with advantages and disadvantages for each below:.
Devonshire Sidewalk OPtions:
1. ~_li~ sidewalk along CoppeH Road with ~ improvements in place - railroad tic wall,
Slopes on the Coppell Road side of railroad fie wall nrc too steep to
p~e tbe sidews~ L~c~ing the sldcwa~ ,~ tl~ imld~ of the railroad tie
~ would mean p~ming the sidewalk *~onin~ the propo~d s~'e~.n Wa~
eliminating existing tn~ and creating a liabilL~ fo; the City next to thc
railroad tie pilot eh:mn¢i's steep wall This also prevents new tr~ from
being planted and gives the Coppell Road frontage a poor, harsh
appearance. All of the~ improvements would have to be recono~ucted
when Coppell Road is .espanded.
2. Connect the school properly to the cul-de-sacs of the subdivision by locating ~ide~lk~ in
between lot lines at thc ends of the cul-de-sacs.
No~ costly. Keeps c~ildrea off of maim street (Coppell Road) :h.t bas
no curb and Rutter.
Not ~ry effective in directing children to those two sidewalk Ioeatio~.
Kids will probably use the alleys for circulation whic. b is not desirable.
in which the sidew*~l~, are adjacent.
Remove the railroad tic pilot channel and replace with pipe, allowing grading to occur over
the pipe to flatten thc R.O.W. and gree~way in front of thc Devon,hi~e project and put in
~limin.t~s thc lial~t7 of wa'tical drop into thc pilm channeL Improves
the appearance of the ILO.W. area. i~limin.tes the pe~'bility of ~oil
ecodo~ Allows sidewalk to be located in a plac~ where it will be used

by thc children and allo~s thc sidewalk to be located away from CoppeH
Road's edge. Allows landscaping to occur along frontage of Dcvonshlrc
proje~. Storm sewer pipe could be dc.~ed so that it could bc
incorporated into the CoppeH Road cxpausion storm sewer improvements.
Wc feel that bused on the. sc thre~ optious it would bc be,st for thc City and thc Developer if thc storm
s~"~,~r pipe could be installed along Coppell Road now. It eliminates many problems and will prove to
cause the least impa~ when Coppell Road expands.
Because thc Developer im~ pa~d the required perimeter road fcc toward the eventual improvement of
CoppeH Road, it is musl agreeable Jf the co~t of constructing thc storm sewer improvements b~ paid for
with tlmt money.
If you have any que4tlom or if wc can hclp in any way let us know.
Sincerely,
CARTER & BURGESS, INC.
