Historic Coppell-CS051028 The grading plan for the site must work with the existing and proposed elevations of Bethel Road. A portion of the drive approach may be of temporary construction in order to aid the transition to proposed elevations when future improvements are made. The Construction Notes at the bottom of the sheet refer to "details provided." The , Construction Notes should refer to City of Coppell Standard Details. Drainage Area Map 1. The future 10" curb inlet and future 18" storm drain are not acceptable as proposed on Lot 2. (An easement will be required once the property line is crossed.) This portion of the site will generate more detailed comments when Lot 2 is developed and is submitted for engineering review. 2. Coordinate with the City of Coppell Parks Department regarding the construction of the proposed drainage swale and proposed grading south and east of the site. Provide documentation of that department's approval of the proposed grading work including the removal of any off-site trees. 3. Will Lot 1 and Lot 2 be graded during separate phase of construction or will both lots be graded with the first phase? 4. Should a curb opening be constructed to allow flow from drainage area B2 to enter the drainage swale? 5. Will flow form drainage area A be able to flow over the future Bethel Road curb? A grate inlet may need to be constructed and tied-in to the future 10' curb inlet. 6. Provide the finished floor elevation of the proposed structure. Utility Plan 1. The water line connection to Coppell Road should be constructed with this phase of the construction. Include the plans for this installation as part of the drawing set. 2. A main line water valve should be placed at least every 500 feet. One should be placed at approximately the west property line as indicated in the mark-ups. 3. Note that 2" domestic and irrigation water meters require DDC's. 4. The water main in Bethel Road is a 16" line. Note this on the plans and modify the call-out for the tapping sleeve and valve from an 8" to a 16". Verify the pipe material of the 16" water line. 5. Verify that 4" sanitary sewer services are adequate for the intended uses of the buildings. Any sanitary sewer service greater than 4" will require a manhole at the location of the tie-in to the main. 6. Provide sanitary sewer clean-outs at the property line. 7. Refer to the City of Coppell Standard Details for repairing the open cuts in Bethel Road. 8. Remove General Note 2 for Water Improvements. City personnel will not size or install water meters. Building Elevations, A-I 1. Remove architectural drawings from this set. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
