Box 9478 Coppell, TX 75019 Re: Bloom Embroidery Building - South Denton Tap Road Dear Mr. Griffin, Thank you for your time today to discuss the sewer line issue associated with the development of property on the west side of Denton Tap Road between Dickey's BBQ and Dairy Queen. I represent Ray Mansoory, the owner/developer of the property where the Bloom Embroidery building is to be constructed, and I am writing to summarize our conversation. This City of Coppell is preparing to construct a sewer line under Denton Tap Road that will allow the properties on the west side of the road to tap in to the sewer line on the east side of the road. The City has advertised for bids and will begin construction of this sewer line shodly. You estimate that construction could take between 4 and 5 months. Mr. Mansoory is scheduled to begin construction of the proposed building within the next 30 days or so. Mr. Mansoory will be required to obtain a utility easement from the adjoining property owner to allow him to access the new sewer line. You have agreed to allow him to begin construction of the building prior to the City's construction of the sewer line with the caveat that no Certificate of Occupancy will be issued until the sewer line is complete and the property is served by the sanitary sewer line that the City will be constructing. Mr. Mansoory will be responsible for obtaining the necessary easement and the cost of connecting to the City's line. I am forwarding a copy of this letter to Greg Jones, Building Official, for his records. Please let me know immediately if I have misstated anything that we discussed.
