Construction Plan Review Comments
Dear Mr. Koch:
The City of Coppell has reviewed the revised plans for the referenced addition. These
plans meet our current minimum standards with the exception of the following:
Water & Sanitary Sewer Plan, C4.1 & C4.2
1. Include existing and proposed utility crossings in the sanitary sewer profile. Verify
that required spacing is met. Include encasement if deemed necessary.
2. A 6" valve should be added to Detail 1 between the fire hydrant and the tee as
indicated on the mark-ups. Update the call-outs on sheets C4.1 and C4.2 to reflect the
modification.
Future Drainage Plan, C3.4A & C3.5A
1. This department is not yet in receipt of the modifications to the future Bethel Road
plans, which you requested of TranSystems. Provide a copy of the proposed
modifications and ensure that they are incorporated into this drawing set.
Once these changes have been made, please submit three sets of revised final
construction plans for the City Engineer's stamp and as many copies as necessary for
your contractors' construction operations. All contractors and subcontractors onsite must
have a copy of the plans stamped and approved by the City of Coppell.
All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This would
include dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in public right-of-way, the City of Coppell charges a 4%
fee. A check for inspection fees made to City of Coppell should be submitted to this
office along with a copy of the contract(s) with the appropriate 2% and 4% calculations
shown for verification purposes. If you have any questions, please contact me at your
