A preliminary plat for this tract of land has been approved by City
Council.
TRANSPORTATION:
MacArthur Boulevard is shown as a six-lane divided thoroughfare (P6D),
contained within a 100' right-of-way, it is preseatly a four-lane divided
roadway. Allen'Road is a local street.

When this item was presented to the City Council for review, four
stipulmtlons were attached to the approval of the plat, which relmted to the
35% P.D. stipulation. They were:

In addition to the other normal SF-7 development guidelines, a p~o-~dsion
that prospective buyers be provided a single l~ge 8-1/2" X 11' sheet
disclosing the existence of the homeowners association, indicating the tax
rate at the time, and this be pwvided to them at the time the earnest
money contract on the home is executed, wa~ required.
Also, a letter from the Munidpal Utility District (MUD) concerning the
existing 27" MUD line between Ya~Arthur Boulevard and Viil~!e
Staff would recommend approval of this plat subject to the stated
condition~.
