Construction Plan Review Comments
Dear Mr. Arshouk:
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
Cover
1. Include the subdivision name, lot, and block on the cover sheet.
Plat
1. Remove the drainage structures from the plat.
2. Kaki Enterprises, Inc. owned the property to the east prior to its re-plat in 2005.
Verify that Kaki is the current owner of that property or remove that ownership listing
from this plat.
General Notes, C~3
1. Remove references to hay bales from the "General and Erosion Control Notes." Hay
bales are not a preferred method of sediment control and are only approved on a case
by case basis.
2. Will any demolition take place on this project? Modify Demolition Note 2; county
inspectors will not inspect the site, city inspectors will. Modify Demolition Note 5; a
minimum clearance of 24" should be maintained between utilities.
Modify Sewer Note 1; sanitary sewer pipe shall be SDR-35.
Site Plan, C-4
I. Show the dimensions of the parking spaces on this sheet.
2. Show the water easement on this sheet in the same manner the fire lane easements
have been shown.
3. Note 3 refers to "Detail-Sheet C-6." Sheet C-6 is the drainage plan. Update Note 3, on
this sheet and throughout the drawing set, so the correct detail sheet is referenced.
4. The adjacent property to the east has been re-platted. Update or remove the
ownership/plat information on this sheet and throughout the drawing set.
5. Correct the spelling of"calculated" and "landscape" in the play structure call-outs.
Drainage Plan, C-6
1. The drainage plan proposes to transfer run-off from drainage area A as well as
drainage area C by way of surface flow across the playground. This scenario lends
itself to erosion and flooding of the play areas. A subsurface drainage system,
including inlets and roof drains, is recommended to help prevent these adverse
playground conditions.
2. Add a column to the drainage calculation table that indicates the discharge location of
each drainage area.
3. An independent determination of the drainage areas should be made. Denton Tap
Development as-built plans should be used as a reference only.
Utility Plan, C-7
1. Provide a profile of the proposed sanitary sewer. Include existing and proposed
crossings. Ensure adequate clearances and show any encasement deemed necessary.
2. Show the fire lane easements on this sheet.
3. The fire line should be an 8-inch line. Fire hydrant and building leads may be reduced
down to 6-inch lines. Valves should be installed to isolate the fire hydrants. Refer to
the mark-ups.
4. Include the irrigation and domestic water meter sizes so that fees may be assessed.
5. The City adopted new standard details in May 2005. Update the call-outs, on this
sheet and throughout the set, that reference City Standard Details. (SD 10 is no longer
a standard detail number.)
Site & Paving Details, C-9
1. All details on this sheet and in the construction plans that are included in the newly
adopted (May 2005) Standard Details should be removed from the plans. The only
details to be included in these plans are details that are specific to this project. The
contractor is required to have a copy of the City of Coppell Standard Details on the
job site at all times during construction.
2. Minimum paving strength is 3,600 psi per the new standard details. Include a Paving
Plan that indicates which portions of the paving are being proposed as "Heavy Duty
Paving" and which portions of the paving are being proposed as "Regular Paving."
The Paving Plan could be incorporated into the Site Plan.

1. The details shown on this sheet are not site specific and can be found in the City of
Coppell Standard Details. Remove these details from the set.
Please make the necessary changes and submit these marked-up plans and two sets of
revised plans to the City for review. If you have any questions, please contact this office
