Dallas County has reviewed the right-of-way cost estimates for the intersections in your CMAQ
improvement project. The attached document represents preliminary cost estimates that
should be used in your project at this time. As more accurate information is developed, either
by Dallas County or USA Professional Services, that information should be used.

Letter dated May 5, 1997
Dear Mr. N~codemus:
We have reviewed the proposed ROW for CMAQ Project 10 in the City of Coppell to address your inquiry
into the reasonableness of a price of $2.00 per square foot for the land. The following is a summary of our
findings on the three intersections:
Denton Tap Road at Bethel Road - The land value should fall in the range of $2.50 per square foot.
Barbed wire fencing along the fight-of-way will cost approximately $2.75 per linear foot. No
damaged properties were noted.
Sandy Lake Road at Moore Road - The land value at this location will fall in the range.of $12.00 per
square foot. The southeast comer of this intersection is improved with a gasoline sevace station.
The improvements, except for concrete driveways, are set back far enough to not be affected by the
taking. The southwest comer is improved with single family residences. At the current land values
for this intersection the residences do not contribute to the value of the property and therefore will
not be damaged. The other two comers are unimproved.
Denton Tap Road at Wrangler Drive - Land value at this location will be in the range of $2.50 per
square foot. The acquisition at the northwest comer will involve the purchase of approximately
$12,000 in landscaping improvements. No damaged properties were noted.
Please keep in mind that these are based on the preliminary schematic furnished to this department. Future
subdivision of larger tracts into smaller ones would affect prices. Also, land values change over time due to
changes in the economy and development trends as well as many other factors.
These projections are for internal use only. They are for cost of real estate only and do not include any
administrative cost such as title searches, appraisals, and acquisition agents salaries. As the project firms up
and complete ROW plans are submitted, projections of ROW costs will be updated to represent that level of
detail.
