This letter is to notify you that the enclosed Construction Plans have been revised in
accordance with your September 14, 2005, Review Memorandum. The following items
have been addressed as per the referenced review:
RE-PLAT
· Provide sidewalk easements to accommodate ADA Ramps at both driveways. Refer
to the comment on the Paving Plan.
Response: Sidewalk easement provided for Bethel Road drive. 15' sidewalk
and utility easement already part of the plat for Freeport Parkway.
DIMENSIONAL CONTROL PLAN~ C2.1
· Align and number the General Notes.
Response: General notes aligned and numbered.
· Add to General Note 5 that no lane closures shall take place prior to 9:00 a.m. or
after 3:30 p.m. Include the use of flagmen as necessary.
Response: Notes added to general notes.
GRADING AND DRAINAGE PLAN, C3.1
· Class III RCP is the only storm sewer pipe approved under the Subdivision
Ordinance.
Response: Class III RCP called out in Grading and Drainage notes.
· There appears to be a 0% slope along the paving leading to inlet "ST-2." How will
water flow to this inlet?
Response: Adjusted the spot grades to allow for positive flow to the inlet.

inch valves and 8-inch valves.

Should the 8-inch water line have two 2-inch taps to service the 2-inch domestic meter and the
2-inch irrigation meter? Should the domestic meter be fed from the main before the irrigation
meter?
Response: Water line and appurtenances reconfigured. See Sheet C4.1 for details.
Provide an 8-inch valve between the service taps and the vault.
Response: 8" valve provided between the service taps and vaults.
Connections to existing water lines should be made by dry bore using steel casings.
Response: Note added to plans regarding connections to existing water lines to be dry
bore with steel casings.
· Locate the DDC vaults so that they do not interfere with the placement of sidewalks and ADA
ramps.
Response: DDC vaults relocated away from future sidewalks and ramps.
· Installation of the sanitary sewer up to the manhole should be by dry bore. Provide a detail for
the repair of the asphalt removed by sawcut.

PAVING PLANT C5.1
Ensure that the future Bethel Road improvements are shown correctly in the set. The location
where the "Extent of Future Proposed Pavement" adjoins Freeport Parkway does not appear to
be correct.
Response: Location of future proposed pavement reviewed and adjusted to match with
Transystem's and Freese & Nichols' plans provided by the City.
Provide sidewalk easements to accommodate ADA Ramps. The easements should allow the
connection of the future proposed sidewalk and the proposed bands of stamped concrete.
Construct the ADA Ramps with this development.
Response: Sidewalk easements provided as needed. ADA ramps provided for Freeport
Parkway drive. ADA ramps not provided per discussions with Charlene La Mattina and
Keith Marrin due to temporary status of drive. Laydown curb called out to counteract this
issue.
· The drive approach from Freeport Parkway should be concrete construction according to City of
Coppell Standard Details.
