Dear Hr. Mager:
Mager Containers has requested approval to construct a 98,000
square foot building with a sixty foot minimu~ setback from three
property lines. The proposed building would be set back =wen=y-
four feet from the north property line.
The building use has been determined to be a type B2 occupancy and
~he proposed building is a type II-N structure. The building will
also contain an automatic sprinkler system. The structure will
consist of two floors. The first floor will have an area of 94,000
square feet while =he second floor will be 4000 square feet.
In order for a building as described above =0 be constructed, =here
must be a sixty fcc= setback from the building =o all property
lines.
Mark Conne!l has proposed that a thirty-six foot easement be
dedicated parallel to =he northern property line of Mager
Containers. The easement would be granted to effectively allow a
si)cry foot se=back on the nor=bern side of the Hager Containers
property. As a result, however, tbir=y-six feet of property on =he
sout_hside of =he land north of ~he Mager Containers property could
not be used in the calculation for building setback requirements.
The north portion of the easement would be considered as the
proper~:y line for development north of t-he Hager Containers tract.
The city of Coppetl does not object to allowing =be easement
alternative to be used in calculating building setback requirements
for =he Mager Con=miners building.
