Hager Container-CS 880809COPPELL PUBLIC WORKS MEMORANDUM August 9, 1988 TO: Planning & Zoning Department FROM: Public Works Departments RE: Review of: Preliminary Hagar Containers Addition; Zoning - Phillips Addition, Gilford Hill, Salernos Restaurant Hagar Containers Addition Variance 1 Should adhere to Standard Construction Details/Subdivision Ordinance. It is staff's opinion, i'f possible, that all fire and domestic services be combined into one combination line which would appear to be cost effective for the: developer and at the same time adhere to the Standard Constructions. Details. The remaining variances, staff feels will be st Council's descretion. Phillips Addition The variancy and special conditions are inappropriately submitted and should be submitted at time of platting. However, if this is acceptable for Council review, staff submits the following: Variance 1 & 2 No comments (better addressed by Building Inspections) Variance 3 - The Subdivision Ordinance/ Standard Construction Details require alleys, sidewalks and drainage systems in new developments. The area contiguous to this property does not have sid6walks, alleys or underground storm sewers. If this variance is approved by Council, it would be i,~ub~ic Work's recommendation that it not be allowed for the const'r~ct~on of inverted driveways with sufficient culverts being installed during the building phase. Also, once the infrastructure should be installed prior to building permits being issued, every area within the drainage way be completed sodded, and that this exist tbroughout the construction of homes in the area.
