JDJR Engineers and Consultants, Inc. 2500 Texas Drive, Suite 100 Irving, TX 75062 RE: Stringfellow Addition/Lot 1R, Block A Construction Plan Review Comments Dear Mr. Dewey: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Site Dimensional Control Plan, C1 1. The band of stamped concrete should begin one-foot inside the property line. 2. Note that all traffic control shall meet TMUTCD standards. Grading and Paving Plan, C2 1. The surface drainage from drainage areas BI and C2 should not sheet flow to the street. Pick up this flow and convey it to the storm drain system on site. 2. How will drainage from drainage areas A1 and A4 reach the proposed inlet through the masonry wall? Provide plans and calculations for the wall that demonstrate the penetrations are adequate to allow drainage through the wall. Otherwise, consider constructing the wall such that the inlet lies outside the limits of the wall and such that the wall does not obstruct the drainage easement. 3. Will off-site grading be necessary to allow drainage from drainage areas A1 and A4 to enter the proposed inlet? Provide documentation of permission for any off-site work that will be required. 4. The call-out for the 6-foot masonry wall along the property line that refers to City Standard Details should be modified. The City of Coppell adopted new construction details in May 2005 and there is no longer a screening wall detail. 5. Note that saw-cuts should be full-depth. Erosion Control Plan, C3 1. The General Notes should refer to the City of Coppell instead of the City of Plano. 2. Change "Austing" to "Austin" in the benchmark note. Utility Services Plan, C4 1. Show the location of the existing sanitary sewer service. Will the existing connection to the sewer main be utilized or will a new tap be required? Will the existing connection be abandoned? Provide more information and if necessary, details for the abandonment. 2. The median in Sandy Lake Road provides very limited workspace. Provide more detailed information regarding plans to cut and repair Sandy Lake Road at the location of the bore pit. Additionally, provide plans for traffic control at this location. 3. Note that the bore under Sandy Lake Road shall be by dry-bore. 4. The fire hydrant appears to be connected to the water meter by a stray line. Correct the stray line. Landscape and Irrigation Plans 1. These drawings should be removed from the civil set. They are not reviewed or approved by the Engineering Department. They should be submitted to the Building Inspections Department for approval. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
