Sandy Lake Road Project
Status of 60% Review and ROW Plats
Summary:
A meeting was held to discuss the status of the review comments that have been received as
of November 25, 1996. The following is a list of issues discussed:
Mr. Saldana transmitted comments from Dallas Water Utilities and City of
Coppell. A set of plans with comments from Coppell was also transmitted to
Sverdrup.

During a utility meeting with the County on 11/20/96 the utility companies
(TU, Lone Star Gas and GTE) were asked to respond with comments, as soon
as possible.
Mr. Saldana provided a copy of a new Kroger Store site plan which now exists
at Sandy Lake Road and MacArthur Blvd. Plans need to be revised to show
Kroger site plan with driveways. A survey of the existing the site will be done
by the County and transmitted to Sverdrup.

A preliminary set of plans was received from Mr. Saldana regarding Rady &
Associates design of Sandy Lake Project from Denton Top Road. to
MacArthur Blvd. The plans should be used to check at the interface of the
projects at MacArthur Blvd.
The plats do not show the slope easement. Mr. Saldana pointed out in the
contract in Section I, Paragraph 4.d that slope easements are required on plats.
The plans for the Kroger Site will be copied and sent to Sverdmp by Mr.
Saldana.
The drive adjacent to the Twelfth NCS Realty property needs a right turn lane
with an island. Mr. Saldana will determine if island is curbed or striped.
There has been talk about development of Lot 30, but Sverdrup is to do
nothing on this Lot.
At Sta 43+00 the existing culvert needs to be lengthened. There are no design
plans available on the existing culvert to determine its load capabilities.
Sverdrup needs to determine if a new structure needs to replace the entire
culvert section.

Sverdrup and Mr. Saidana reviewed City of Coppell's comments and his notes
on the comments. Sverdrup will review all comments and disposition them for
some type of action which may be "no action require" or "beyond scope of
work".
The meeting continued regarding the status of ROW with Mr. Lyle and Mr. An'endondo.
Mr. Saldana reiterated the County's position concerning the need for slope
easements to be shown. A letter was presented by Sverdrup, dated September
16, 1994 from the County to Sverdrup, which asked that the slope easements
be included.
Regarding the survey control sheet, a discrepancy between the bridge project
property line beating and the roadway project property line bearing was 14
seconds. Mr. Lyle needs to know which one to use.
Mr. Grice pointed out that the present preliminary plans show that 20 out of 28
parcels have slope easements. These easements are a product of the 5 foot
alignment shif~ and the flood plain elevation shif~ which were both required by
the City of Coppell.
AB&A contents that the plats have been done twice because of these changes
and they were not paid for the extra set of plats. Therefore, they believe that
they are due additional compensation to produce a third set.
AB&A will provide a fee proposal to add the slope easement to the effected
plats to Sverdrup. Sverdrup will evaluate all comments received and determine
if additional design costs are required. A meeting will be held with Mr.
Saldana to discuss any additional work and proposed fees by December 13,
1996.
Sverdrup will transmit a set of 60°A preliminary plans to AB&A.
