The purpose of this letter is to help answer some questions that you have
regarding a proposed recreational area in the Oak Bend Estates subdivision. In
your correspondence of August 3,1992, you indicated that contact between the
City of Coppell and Fox and Jacobs had taken place regarding such a site. A~
mentioned in our telephone conversation of two weeks ago, there have been no
plans by the City to accept nor develop any parkland in the Oak Bend Estates
subdivision. After speaking to Mr. Gary Sieb, who is the Planning and
Community Services Director, he indicated that Fox and Jacobs was hoping to
provide some initial landscaping and 2-3 park benches at the undeveloped lot
at the end of Beal Lane. It is my understanding that development of this area
would be funded through the dues which are collected from the homeowners
association.
The City has not received nor am I aware of any designs for this site. Should
Fox and Jabobs or the homeowners association propose any bridge structures
across the drainage area as you had indicated, these plans would need to be
submitted to the City Engineer for his review.
Should you need any additional information regarding details of this private
park, I might suggest contacting Mr. Derek Earle, who is the representative

DEAR SIRS,
I RECENTLY WROTE IN MAY OF THIS YEAR CONCERNING A FUTURE PARK TO BE
BUILT IN THE OAK BEND ESTATES SUB DIVISION. AT THAT TIME, I
PERSONALLY SPOKE TO SOMEONE AT THE PARKS DEPARTMENT. HE INFORMED
ME THAT THE CITY OF COPPELL WAS UNAWARE OF ANY PLANS FOR A PARK IN
THE OAK BEND SUB DIVISION.
I BELIEVE SOME CONVERSATIONS HAVE SINCE TAKEN PLACE BETWEEN THE
CITY OF COPPELL AND FOX AND JACOBS BUILDERS. AT THIS TIME, I AM
SEEKING ANY INFORMATION YOU WOULD HAVE REGARDING THE PARK.
pARTICULARLY, ADDRESSING THE QUESTIONS BELOW:
* THE PLANNED CONSTRUCTION DATES, BEGINNING AND ENDING.
* THE LAYOUT OF THE PARK, HIGHLIGHTING THE pARKING FACILITIES.
* LOCATION OF BENCHES, WASTE BASKETS, SWINGS, ETC.
* CONSTRUCTION PLANS FOR THE BRIDGE/WALKWAY FROM THE STREET TO
THE PARK AND THE MATERIALS TO BE USED.
* EXCAVATION PLANS OF THE CREEK TO REMOVE DEBRIS AND GARBAGE.
* CONSTRUCTION PLANS TO SECURE THE CREEK EMBANKMENTS FROM EROSION
DUE TO CONTINUED RAINFALL AND RUNOFF.
* CONSTRUCTION PLANS FOR THE COMPLETION OF THE BRIDGE OVER THE
CREEK ON STATE ROAD, pARTICULARLY ANY CEMENT/CONCRETE GUARD
RAILS.
* LIGHTING AND SECURITY.
