SUBJECT: Request for Extension of Garage
Dear Mrs. Dodson:
As per your verbal request, and the research and site visit
conducted by Shohre Daneshmand of this office, it is my
understanding that you are seeking the City's approval of a
proposed extended garage in the floodplain. We offer the following
comments as our preliminary review, based on the information
available to us.
-Conceptually your proposal appears acceptable, however, we request
that the construction plans placing said garage in the floodplain
be prepared by and bear the seal of a Licensed Professional Civil
Engineer in the State of Texas.
-The attached Floodplain Development
and submitted along with supported
Division of the City of Coppell.

-Provide technical drawings which includes, but is not limited to
the following information:
1. Topographical survey of the site with spot elevations, bearing
the seal of a licensed engineer.
Proposed grading and the finished floor elevation for the
garage, also the existing finish floor of your house and the
100 year BFE.
3. Drainage plan which shows proper drainage of your lot away
from your house and garage.
At this time, we are unable to determine how much of your
property (the rear lot) is in the floodplain or floodway.
Those lines will be delineated on your plans.

-Application and drawings on the proposed development (garage)
should be sufficient to fully support the compliance with the
provisions of flood protection ordinance #87390. A copy of the
comprehensive floodplain ordinance governing construction in
floodplain will be provided to your Engineer, if necessary.
-Please note that we checked with Mr. Howard Pafford , Coppell's
Utilities Superintendent, regarding the proposed driveway pavement
crossing the 20' sanitary sewer easements. He indicated that as
long as the City of Coppell is not held responsible for any
repair of the proposed pavement, there should be no problem. For
this reason in the interest of the City of Coppell, we request
that a disclaimer be executed to hold the City of Coppell harmless
of any maintenance and repair caused by this development. Upon
receipt of the above mentioned support material, we intend to have
a disclaimer prepared by the City Attorney for you on this project
for your approval.
Upon receipt of the above engineering plans and support documents,
we can then process them and provide you with our comments and/or
approval.

To maintain compliance with the development standards of COPPELL flood plain management
regulations and 'to eliminate or minimize flood damage potential to the proposed development,
you are hereby directed to construct your proposed development tn accordance with the
following special provisions:
( ) For residential structures, the Lowest floor (including basement) must be elevated to
two (2) feet above the [00-year base flood elevation. Mioimum finished floor
elevations must be sho~n~ on the plat for the development as approved by the City
Engineer.
( ) For non-residential structures, the lowest floor (including basement) must be elevated
or floodproofed to two (2) feet above the IO0-year base flood elevation. Minimum
finished floor elevations must be shown on the plat or site plan as approved by the
City Engineer.
( ) Per~ittee must submit a certification from a registered professional engineer,
architect, or land surveyor that the finished floor level of the residential structure
has been constructed two (2) feet above the lO0-yenr base flood e~evation.
) For non-residential floodproofinR, a registered professional enRineer or architect must
certify that the floodproofing methods are adequate to withstand the flood depths,
pressure~, velocities, impact and uplift forces and other factors associated with the
base flood.
( ) For fill activities, the permittee must submit a certification from an engineer or land
surveyor that the level of the compacted fill material ia at or above the elevation of
the Base Flood.
( ) Provide a certified copy of all final plans or As-Built Drawings to the ADMINISTRATOR.
( ) OTHER PROVISIONS:
