Oakbend Addition/Construction Plans - Status Report

The construction plans for construction of the sanitary sewer and water main
installation has been approved on the above referenced project and is currently
under construction.
The developer, Centex Real Estate Corp., Derek Earle, along with the engineering
firm of Nathan D. Maier Consulting Engineers Inc., Mike Daniel, have also
submitted construction plans for the installatio~ of the storm drainage system
and paving plans. The storm drainage and paving plans have been approved with
the following stipulations to be addressed by November 20, 1990=
- O~en channel (drainage systems) along lot 52 block A is not approved
as part of this plan and therefore, storm sewer line "C" sheet 19/26
is not approved. An enclosed drainage systems is required in the
vicinity of lot 52 block A and be approved by the City.
The final plat is not approved nor is recognized as part of this
plan approval. Provide approved and executed final plat by November
20, 1990.
- The drainage easement (50'+-) on lot 52 block A is not approved and
not accepted as part of this plan approval.
- State Road plans must be approved prior to final acceptance of this
project by Public Works Department.
- Provide Home Owners Association Agreement by November 8, 1990 for
approval by the City.
- Provide revised landscaping plans, per coppell Streetscape Plan
sealed by registered landscape architect, for approval by the City.
- Ail applicable developeent fees must be paid to the City of Coppell
by November 20, 1990.
The comments regarding the proposed drainage system on lot 52 block A has been
forwarded to Ginn, Inc. for review.
