Re: Oakbend Addition/Sanitary Sewer Plan Approval
Dear Mr. Earle:
We have reviewed your proposed water and sanitary sewer plans for
Oakbend Addition and approved the subject plans, as long as the
following comments are addressed:
There is a conflict between sanitary sewer line "J. and
the proposed 18" storm sewer beneath line "J-. Provide
a solution, and also address the possible conflict
between the sanitary sewer lines and storm sewer near
the two lots at the southwest end of the cul-de-sacs.
Staff is concerned about a section of line "j. and also
line "C", and related service lines at the end of the
two cul-de-sacs. We recommend that these sections not
be built at this time until the completed construction
plan is approved, covering paving, grading, drainage
and utility.
Staff is concerned about the proposed 50 feet drainage
easement shown on Lot 52 and does not approve it as
part of this plan.
We understand that you are in agreement that only
sanitary sewer lines be constructed and not the water
line, until the complete plan is approved.
You may proceed, as per your request, gnly with the
sanitary sewer construction at this time.
The owner/developer is responsible for making
corrections, as deemed necessary, in case of any
utility construction conflict, which may result from
the finally approved drainage, paving and utility
plans.
We approve your sanitary sewer plans with the conditions as
listed above. Please find attached, eight (8) sets of approved
sanitary sewer plans for Sour use.

Please note the following general com~ments which are outstanding
on your projects and need to be addressed promptly, as some
listed below:
Provide an approved copy of the final plat for Oakbend,
reflecting the changes made on the site plan, such as
the extended cul-de-sacs, addition of the Freeport
Parkway (State Road), etc.
Provide a complete set of construction plans including,
but not limited to, paving, grading, drainage and
utility plans.
Please let me know if you have
Provide status report on the floodplain study
reflecting the lots adjacent to Cottonwood Branch.
Show minimum floor elevations on the final plat and
comply with the Floodplain Ordinance #87190.
Provide Freeport Parkway (State Road) roadway
improvement plans for Staff's review, as part of the
complete Oakbend Addition plans.
Provide landscaping plan, and Home Owners Association
agreement documents for Staff's review and comment.
The installation of the referenced sanitary sewer
lines, as you have requested, must be in compliance
with all the City Codes and Standards. The developer
is responsible for making necessary utility layout
correction to solve utility conflicts, prior to the
final acceptance of this project by the City.
All applicable development fees must be paid.
