Such is the case with the current application as the owner wishes to replat five lots where two were platted in 1990. TRANSPORTATION: Beltline Road is a six lane divided thoroughfare built to standard. Southwestern is a two lane asphalt roadway which will eventually be improved to a four lane divided stxeet contained within 90 feet of right-of-way. Item l7 SURROUNDING LAND USE & ZONING: North - older single family conversions, Pinkerton Elem; C South - developing industrial uses; L! East - developed commercial, retail; R and C West - vacant; LI COMPREHENSIVE PLAN: The Plan indicates that industrial uses are best suited for this site. ANALYSIS: This plat was submitted as an outgrowth of the MI Designs pending move to Coppell, and MI's desire to locate in Park West Commerce Center. The initial plan is to begin development of an approximate 300,000 square foot warehouse and 50,000 square foot office building on Lot 1, Block 2 (the western portion of the plat), and to gradually move to the east to Lot 2 in the same Block. Because of a desire to develop Lot 2 as a contiguous whole, this replat abandons a 65 foot right-of-way for proposed Executive Drive. Staff is in general agreement with the replat provided: 1. minimum finished floor elevations need to be shown on the plat; and 2. a 20 foot maintenance easement should be continued along the northwestern portion of the plat as shown on the plat subnfitted. According to the attached letter, Prentiss Properties agrees to install Southwestern Blvd. at such time that the City of Coppell deems necessary; however, the letter does not address the width of the roadway expansion nor does it pinpoint the exact intersection at which the street will commence and end. It would be wise to get that clarification during this platting process. ALTERNATIVES: 1) Approve the replat. 2) Deny the replat. 3) Modify the replat. We did not re-review the mark-ups to see if all prior comments had been addressed. If you want us to, please have Ben send us the revised plans after staff has had 'an opportunity to review their comments. We understand that the improvements to Southwestern Boulevard will not be done until such time as traffic or City Engineer demands it to be constructed. We have no objection to this. If median openings are not "set" and the road not constructed, then we have no objection to allowing landscaping plans being submitted at a later date. Our suggestion would be, that prior to receiving a permit to construct Southwestern Boulevard, the landscape/irrigation plans be submitted, reviewed and approved. We have no objections to allowing the 24" waterline to remain under the pavement, in lieu of relocating it elsewhere. Please have Howard Pafford indicate his preference.
