This letter is to provide your City of Coppell comments as well as some additional ones provided by my
continued review:
The City of Coppell has now expressed an interest in the additional design and construction cost
which might be involved if an additional three (3) feet of pavemem were added to serve as bike
lanes. Please prepare this cost information for us to furnish to them.
Sandy Lake Road west of MacArthur needs to closely coordinated with Robert Maly, P.E. of
Rady and Associates at (817) 335-6511.
The City of Coppell is interested in upgrading its signal lights and controllers at MacArthur and
Sandy Lake. In order to include this work in our contract the City has asked that you contact
them to arrange a contract for this design.
The City of Coppell has requested that we provide a northbound left mm lane with 200 foot
storage on MacArthur S. of Sandy Lake Road.
According to Coppell the property at the southeast comer of Riverchase has been platted and
developed as Eagle Point Sub-division. Your right-of-way plans do not reflect this sub-division
plat. You may contact Doug Stevens with the City to obtain this information.
The brick paver entry will be moved further east and into the Gojer project and should be deleted
from your plans. Please furnish Charles Gojer with the design information from Coppell.
The median noses need to be set back to clear the furore widening of the lanes.

Coppell has marked their returned set to indicate a 36 inch water line on the south side from
Kimbell Kourt east to around 44+50. Please determine if this is an ex.isting or proposed line and
show accordingly.
Coppell has asked for a full brick paved intersection for MacArthur/Sandy Lake Road
intersection.

The grade you have for MacArthur through the Sandy Lake Road intersection is not acceptable.
(A 3 percent change in grade does not provide a suitable design riding surface.)

Please recheck the method used to plot your existing ground line profiles. The ground line
profile should agree with the elevations in the cross-sections.
Provide ownership names for all properties and addresses where structures are located.
It is very helpful for review purposes as well las for the contractor to show the slopes in the plan
view.
Show the pavement cross slope at least once each sheet ~and at all changes.
The left curb grade in particular needs lowering from MacArthur east to be able to make drives
work.
From MacArthur east approximately 1200 to 1500 feet. The City of Coppell will approve the
top of curb at a minimum elevation of 447 adjacent to the developed properties in this area. (A
copy of their letter is enclosed for your information). This grade lowering will help save a copy
of the existing drainage structure driveways as well as help other drives. Where grade is a
problem for these driveway structures you'll need to provide plans to remove and rebuild the
parapet headwalls to support a higher, driveway grade.
In the case of the small single span structures across the drainage channel, look at the possibility
of raising these structures so that they can be utilized for what ever purpose they were intended.

8. By virtue of elevating Sandy Lake out of the floodplain, do we have a problem with
~ clearance under the existing Texas Utilities lines that cross Sandy Lake?

When are landscaping plans to be cootxfinated with thLs project? This, a~ong
with a irrigation plan will help .detennitm water meter s~zes, locations, water
system needs, etc. A landscaping plan with irrigation plan is required by the
Streetsca~ Plan.
What type of material is to be placed,within the medians? Top soil that is
conducive for turf growth and landscapi~ is needed. Conmucfico debris of
any type should no~ be aJlowed in these areas.
Will the medians or right of way that is affected by this project be
hydromulched with bermuda grass? The contractm should be, required to
establ~h a full stand of grass in order m have thi~ project accepmd.
