Dear Shohre:
In response to your con~ents dated October 31, 1989, I am revising our preliminary
utility plans to reflect your concerns. Below is my response to said comments.
1. The R.O.W. at Sandy Lake Road was 60' prior to any dedication. When
Sandy Oak Addition was platted, they granted 30' of R.O.W.. We are
proposing an additional 25' along our client's Southern property line.
The total R.O.W. will be 115' after dedication, which is in excess of
the~ required 110 feet.
2.Regarding M~~. Howard Pafford's comments; I have calculated the water
and sanitary sewer uses and have shown them on the attached plans.
3. We have revised the manhole placement to reflect the maximum manhole
separation and the requested valves with the exception of the inter-
section of Allencrest and Park Valley, see plan for details.
I have also straightened-out the sanitary sewer alignments as requested, however
I disagree with your requirment for the following reasons.
a. The sanitary sewer is more easily repaired when it consistently fol-
lows the curb line ~ue to a more uniform sawcut (if ~equired at ~%~ ~1/
b.In a shbdivision a curved alignment concentric with the pavement cen-
ter line is as easy to locate as straight alignments.
c.As long as the minimum radius is greater than 200 feet (for 8" mains)
there is no adverse affect on the pipe.
d. It is easier to eliminate conflicts with property lines, water meter
and water services, storm sewers and inlets and utility lines if the
sewer main is a uniform distance from the back of curb.
e. Some of these problems c~n be worked-out during the final design ~ta~Z
therefore, they are not as critical at thzs t~me. ~ ¢~

4. Regarding Mr. Richard Diano's comments; the common area located at
the Northwest corner of the tract will be dedicated to the Homeowners
association.
