That George A. Chadick and Hallie R. Chadick ("Grantors"), for
and in consideration of the sum of Ten and No/100 Dollars ($10.00)
end other good and valuable consideration in hand paid to Grantor
by the City of Coppell, Texas ("Grantee"), the receipt and
sufficiency of which ia hereby acknowledged and confessed, has
GI~ED AND CONVEYED and does by these presents GI~NT AND CONVEY
unto Grantee, an easement across that certain land situated in the
C~ty of Coppsll, Dallas County, Texas, described by metes and
beunds on Exhibit A attached hereto and incorporated herein by
reference for all purposes and depicted on Exhibit B attached
hereto and incorporated herein by reference for all purposes (the
#Easement Area#) for the limited purpose of the construction,
maintenance, use and operation of storm water drainage improvements
(the "Easement").
TO HAVE AND TO HOLD unto Grantee, and Grantee's successors or
assigns, the Easement Area and the Easement on the terms and
conditions provided herein.
In connection with the Easement Area and the Easement,
Grantors agree that Grantee, without any consent or joinder by
Grantors being required, shall have the following rights: (i) to
remove from the Easement Area any fences or other obstructions
which interfere with the construction, maintenance, use or
operation of storm water drainage improvements; and (ii) to
construct, maintain, use and operate within the Easement Area storm
water drainage improvements.
This Drainage Easement shall remain in effect until the
recordation by Grantor or Grantor'a successors of a plat of the
Easement ~ea. Upon the recordation of a plat by Grantor or
Grantor's successors of the Easement Area, this Drainage Easement
shall merge therein and become null and void.

BEING a tract of land situated in the Sibered Henderson
Survey, Abstract No. 629 in the City of Coppell, Dallas County,
Texas and being more particularly described as follows:
COMMENCING at a point of intersection of the east line
of Heartz Road (a 60 foot right-of-way) with the north line
of Sandy Lake Road (a 60 foot right-of-way); Thence N. 1"22'37"
W., 616.70 feet along th~ said east line of Heartz Road; Thence
N. 89"49'58" E., 558.33 feet leaving the said east line of Heartz
Road to the beginning of a curve to the right having a central
angle of 13"21'51" a radius of 40.00 feet and a chord bearing
of S. 83"29'06" E.; Thence along said curve 9.33 feet to the
POINT OF BEGINNING, said point also being in a curve to the
right running in a southeasterly direction and having a central
angle of 65"22'08" a radius of 40.00 feet and a chord hearing
of S. 44°07'07'' E.;
THENCE along said curve 45.64 feet to the end of said curve;
