TO HAVE AND TO HOLD unto Grantee, and Grantee's successors or assigns, the Easement Area and the Easement on the terms and conditions provided herein. In connection with the Easement Area and the Easement, Grantors agree that Grantee, without any consent or joinder by Grantors being required, shall have the following rights: (i) to remove from the Easement Area any fences or other obstructions which interfere with the construction, maintenance, use or operation of storm water drainage improvements; and (ii) to construct, maintain, use and operate within the Easement Area storm water drainage improvements. This Drainage Easement shall remain in effect until the recordation by Grantor or Grantor'a successors of a plat of the Easement ~ea. Upon the recordation of a plat by Grantor or Grantor's successors of the Easement Area, this Drainage Easement shall merge therein and become null and void.
