Park West Commerce Center. As we stated, I belicve facilitating the platting proc~
Park West could bc advantageous to both the City of Coppell and to Prcntiss Prol~
Pursuant to that conversation, I am forwarding this letter to request the
consideration of prclimina~ plat approval whereby the location of pr~ stree~l

International Drive) is approximated and confirmed during the final plat considerat~m. It
is not uncommon in this market for user~ of propcrty to clo~e quickly on a site in or~r to
meet financing and construction deadlines. However, the amount of land that a paricular
user may need is unclear until the mr comes forward. I
Approving a preliminary plat showing thc approximate location of the slxcets would
allow Prentiss to market the property and assure the user that the property could be platted
within a relatively quick time frame. After preliminary plat approval, the engineers could
proceed with the necessary construction drawln~.s and ~ngineering and finalize locations of
utilities, stTeets and other improvements during the final plat process which hopefully would
take no more than 30 days. This proposal would also incorporate thc provision currently
in thc Coppell Subdivision Ordinancc that allows the Council to delegate final plat approval
to the Planning and Zoning Commission.
