COPPELL PUBLIC WORKS
~ORANDUM

Park West Commerce Center
(Tickler 1/18/91)
Attached please find a copy of letter, drafted for your signature,
in response to Mr. Bill Dahlstrom's letter dated December 13, 1990.
(See attached). As you know, Staff has been reviewing referenced
project and as per my discussion with Howard Pafford, we have no
objection to the proposed water and sewer plans as requested by
Prentiss.
Please note that ~_r. Dahlstrom has expressed his concerns, in
several occasions, regarding the proposed drainage system in the
vicinity of Southwestern Blvd. and Freeport Parkway. Bill has
indicated that Prentiss does not intend to make such improvement,
since this activity will mainly benefit Catellus Development
Corporation, etc. As noted in the letter, item %6, such drainage
improvement needs to be addressed by developer, as recommended in
the City-Wide Storm Water Management Plan. As per Bill's request,
I sent him a copy of related Halff's analysis.
With the exception of some minor changes needed on the construction
plans, all of our concerns have been addressed.
Please let me know if you have any questions, otherwise this
tickler is ended.
End of Tickler.

Re: Park West Commerce Center
Dear Bill:
This letter serves as a follow-up to your letter dated December
13, 1990, and your meeting with City Staff on December 11, 1990.
Please be advised that we concur with you and have no objection
to your responses regarding oversized waterline and sanitary
sewer lines. Please note that, as per your discussion with
Staff, the following items are addressed:
1)
2)
3)
4)
5)
A 12" waterline along Executive Drive, as delineated on
the construction plan, is acceptable in lieu of
replacing a 8" waterline along Beltline.
A new 8" waterline to replace the existing 8" waterline
(W.L.) along Southwestern Blvd. is acceptable.
The construction of 24" sanitary sewer line is included
in the City's Capital Improvement Program, and
therefore, Prentiss is not required to construct said
sanitary sewer lines at this time.
Based on the newly proposed sanitary sewer plan shown
on your construction plans, the existing 10" sanitary
sewer line along Airline Drive is acceptable and need
not be enlarged.
It is our understanding that any development along
Wrangler Drive will necessitate the roadway
improvements to Wrangler Drive.

The referenced drainage problem, in the vicinity of
Southwestern and Freeport Parkway, has been addressed
in the City's draft Storm Water Management Plan. We
recommend that affected property owners attempt to
resolve this issue. The City Staff is available to act
only as a convener, upon request, while the drainage
problem needs to be addressed by affected developer(s).
Please note that this response is to replace Ginn, Inc.'s letter
dated December 19, 1991, regarding the referenced issues. We
look forward to working with you on this development. Should you
have any questions, please don't hesitate to call.
Sincerely,
Steven G. Goram
