Dear Ms. Dane§hmand:
Pursuant to your request, on the attached letter, for our
comments, we offer the following.
We did not re-review the mark-ups to see if all prior
comments had been addressed. If you want us to, please have
Ben send us the revised plans after staff has had an
opportunity to review their comments.
We understand that the improvements to Southwestern
Boulevard will not be done until such time as traffic or
City Engineer demands it to be constructed. We have no
objection to this. If median openings are not "set" and the
road not constructed, then we have no objection to allowing
landscaping plans being submitted at a later date. Our
suggestion would be, that prior to receiving a permit to
construct Southwestern Boulevard, the landscape/irrigation
plans be submitted, reviewed and approved.
We have no objections to allowing the 24" waterline to
remain under the pavement, in lieu of relocating it
elsewhere. Please have Howard Pafford indicate his
preference.

Attached please find 2 sets of revised plans for the above referenced project along
with the City of Coppel!'s preliminary markups. These are submitted for your review and
approval.
The improvements to Southwestern [)rive will not be constructed until such time as
deemed necessary by the City of Coppell clue to traffic or infrastructure demands. In the
interim period, modifications o~ median openings due to site development are highly
probable. A~ a result, Prenttss/Copley Investments Group wishes to delay submitting
landscaping plans at this time. These plans can bc more efficiently prepared at a later date.
Also, in thc Interest o~ both the client and thc City tff Coppell, portions of the new
existing 24" water Ih~c~ which will be under one lane of proposed pavement, have not been
relocated to simply avoid being under pavement. Relocation of all of fids line would be a
~najor unnecessary expense to the ellen! and to tl~e City. Being a transmission type line and
11ot a site feeder, future taps will not be necessary, and maintemmc¢ and connections should
not be a [actor ir~ the situation.
