Re: Park West Commerce Center
Dear Shorhre:
As you may recall from some of our previous meetings, there
were several items required to be placed on the construction plans
for Park West Commerce Center with which we expressed concern.
This letter is to confirm our understanding that the required
improvements were to be shown on the plans for illustration
purposes only, and not required to be constructed or funded by
Prentiss Properties.
The outstanding items with which we are concerned are as
follows:
Replace an 8-inch water line along Belt Line Road from
.Airline Drive to Southwestern Drive with a 12-inch line.
This improvement is not needed for Park West Commerce
Center because of the proposed 12-inch water line in the
street which is to be built parallel to Belt Line Road.
Replace the 12-inch sanitary sewer along Belt Line Road
from Airline Drive to Southwestern Drive with a 24-inch
sanitary sewer. This improvement is in Coppell's
Capital Improvement Program and an obligation of the
City.
Show the paving of Wrangler Drive. This street is to be
paved as the development progresses in accordance with
the phasing program which was approved as part of the
final plat.

4. Show major storm drainage improvements along
Southwestern Annex. As you may recall from our
conversations, this improvement is to accommodate
development west of Freeport Parkway and not necessary
for Park West Commerce Center. k
Once again, it is our understanding that the City is not
requiring Prentiss Properties to construct or pay for these
improvements. These improvements are to be placed on the
construction drawings for illustration purposes only.
Accordingly, we shall direct our engineer to place a note on the
construction drawings to this effect.
If this understanding is not consistent with the City's
position, please call me so that we may discuss this matter.
