Correct and clarify as noted on drawing. Variance omitting sidewalks was not approved - remove note from Final Plat. Show existing official limits of floodplain on Grapevine Creek. 4. Include the address of the Owner on the plat. Sheet 2: 5. Show all required easements on the plat. 6. Show dimensions on Grapevine Creek Channel. R.O.W. line curve calculations along south side of Southwestern Drive are in conflict with each other. 8. Show R.O.W. width of Belt Line Road. 9. Correct property corner detail Sheet 2. 10. Clarify what is existing and what needs to be proposed. 35. Show existing sanitary sewer along Southwestern Drive. Sheet 14: 36. Profile all sanitary sewer lines. 37. Easement widths do not match those on Final Plat. Clarify and revise accordingly. 38. Show all existing and proposed easements. 39. Clarify 42. Show existing sanitary sewer in Crestside Drive and for old High School. 43. Show existing water and sewer easements'in Block 7 as shown on plan. 44. Upgrade 10" sanitary sewer to 12" along Airline Drive from International Drive to Belt Line Road. 45. Upgrade 12" sanitary sewer to 24" along Belt Line Road from Airline Drive to Southwestern Drive. PAVING PLANS: 1. Paving and Drainage Plans and Profiles are needed for Southwestern Drive. Sheet 17: Ail grades are to be checked and corrected accordingly, typical for all paving sheets. Wrangler Drive is to be improved and shown as such for plans of streets intersecting Wrangler Drive. 4. Ail corner radii are to be 40' to accommodate truck traffic. Sheet 19 - Street grades are to be indicated on profile from sheet to sheet even if there is not a grade change. Sheet 20: Show existing drainage ditch on north side of Wrangler Drive and indicate where it is draining. Show street grades on profile. Include vertical curve in areas with a change in grade of 1% or more. 8. Sheet 22 - Show street grades in profiles. Sheet 23 - Show street grades and vertical curves in profile, 10. Sheet 23 - Show existing drainage ditch and indicate where it drains. 11. Sheet 26 - Only a minimum street grade of 0.50% will be allowed. 12. Sheet 27 - Show street grades in profile. 13. Sheet 28 - Show street grades in profile using a minimum grade of 0.50%. 14. Sheets 29-36 - Wrangler Drive is to be designed and constructed as part of this project. 15. Sheets 32-34 - Corner radii at intersecting streets south of Wrangler to be a minimum of 30'. 16. Sheets 34-36 - Minimum street grade shall be 0.50%. DRAINAGE PLANS: 1. Sheet 37 Drainage area map does not match Final Plat. Clarify and revise accordingly. 2. Sheets 38-40 - Rainfall intensity shall be determined using U.S. Department of Commerce Weather Bureau Technical Paper No. 40. e Sheets 41-59 - Include lateral profiles on all sheets. Show hydraulic grade line for the entire system and make sure all existing and proposed grade lines and proposed flow lines match from sheet to sheet. 4e Sheets 41-59 - A minimum of 2 feet of clearance shall be required between bottom of concrete pavement and top of pipe and culverts. Se e Sheets 44-49 - Removal of the existing pavement along Wrangler Drive to facilitate the installation of drainage culverts will require replacement according to City of Coppell Standards. Furnish letter of Map Revision or Conditional Letter of Map Revision verifying FEMA's acceptance of Grapevine Creek Channel modifications. Sheet 51: 6. Where are plans for drainage along Southwestern Drive? 10. Provide plans for the rest of Line D. Show location of existing 24" waterline in profile. There is a drainage culvert shown just east of Executive Drive under Southwestern Drive but it is not labeled. Is this existing? To be abandoned? If proposed, where are plans? Sheet 52 - Clarify location of Line E and provide plans for the remainder of Line E. 11. 12. Sheet 54 - Make a greater distinction between the existing and the proposed storm drainage culverts.
