Honorable Mayor,
Transwestern Property Company is a regional property management firm which is the
management agent for Coppell Commercial Shopping Center located at 1080 Sandy Lake Road
in Coppell. Texas. Thc property is on thc North East comer of Sandy Lake Road and McArthur
Road, located adjacent to the Stop N Go at the corner of Kimbell Court and Sandy Lake Road.
The Center has approximately 5,500 sf of retail space which is 100% occupied by four tenants,
Video Source, Webber Insurance, Gloria's Pizza and Town Oaks Cleaners. We are very
excited and encouraged at the prospect of road improvements to Sandy Lake Road between
Denton Tap and the East city limits in the near future. Sandy Lake Road is a major gateway
to thc Coppell community, and this project will provide a much needed modern thoroughfare
from the East into the core of the growing Copped residential community.
However, thc preliminary engineering plan recently released by thc Coppell Engineering
Department shows that all access to the shopping center from the West will bc eliminated by thc
construction of a median in front of the property. This shopping center, as well as thc adjacent
Stop N Go and thc adjacent Italian restaurant derives virtually all of their business from the
Coppell Community to the West. With no access to McArthur traffic provided at this drne, and
thc prospect of all future East bound traffic cUrninated, we project that customer access to these
businesses Mil be severely restricted and dzmag~ by thc plann~ median alignment. At a
minimum, an East bound, left turn opening in thc m~ian should be provide, ri at Kimbcl Court,
a dexlicat~ city street, and access provided '&so from McArthur into thc Stop N Go convenience
store.
