Landscaping, Irrigation and Grading Plan
Dear Mr. Pritchett:
We received the revised plans, and survey on this existing berm
sections on the above referenced project. Based on our final plan
review, we would like to make the following comments:
Delineate the parkways widths along Beltline (14 feet) and
other streets.
The sight distances are sufficient, as shown.
Because of the size of this project,
coordination between you and Mr.
Engineer.

As mentioned earlier, side walks are required per subdivision
ordinance, Sec. III, App. A, Page 44, installed one foot from
the property line. Any variance from ordinance requires City
Council's approval. Please remove related notes from your
plans.
Remove sprinkler head(s) by traffic signal equipments at
Cowboy and Beltline Road. Please contact Mr. Dana Kamp, at
462-8495, should you have any questions on this.
Ail comments on landscaping have been addressed.
Ail other comments rela~ed to utility accessibility have been
addressed.

It is our understanding that Hill & Wilkinson is to apply for
a grading permit from Building Inspection.
We, in general, have concerns with the slopes of the berm.
However, since we are dealing with an existing condition, and
your revised plans indicates that the slope is 3:1, we have
no objection. Please note since the maximum slope allowed is
4:1, you need to request for variance to City standards, and
seek City Council approval.
Upon final plan revision, please submit six (6) sets of
drawings for final approval and stamping. Delineate revision
date on your plans.
Attached please find a letter from Mr. Per Birdsall, Street
Superintendent, regarding work activity in public right-of-way.

RE: Park West Commerce Center
Dear Mr. Pritchett:
An excavation permit which is required by oridnance for activities such as the berm which
you have installed cannot now be issued after the fact.
However, Public Works Staff has reviewed the plans and cross sections which have been
submitted, and have no objections to its current location, but it is not Staff's charge to grant
variance to subdivision ordinance.
Before Staff can "approve" what currently exists, the following variances will need to be
considered by City Council.
1)
The 3:1 slope existing in the parkway should be a maximum of 4:1 as required
in the City of Coppell's Standard Construction Details. This is further backed
by Subdivision Ordinance which refers to Cog's Standard Specifications for Public
Works Construction, specifically Item 3.4 Parkways.
2)
Sidewalks are required by Subdivision Ordinance, and to be installed one foot from
the property line. This would be difficult considering that the 3:1 slope of the
berm is in that vicinity. Staff is not opposed to reviewing a different location
for the sidewalk.
Given the City Council's approval of the variances Staff is not opposed to leaving the berm
at its current location.
