RE: Park West Commerce Center- Landscaping,
Irrigation and Grading Plan
Dear Mr. Pritchett:
We have reviewed the above referenced plans, as you requested on
October 24, 1989. Since the initial work on this project has
already taken place, we have also conducted several site
investigations and have the following comments.
The existing Parkway width on the west side of Beltline Rd.
is fourteen (14) feet. Your plans show only ten (10) feet of
parkway. Please make appropriate corrections (see attached
copy from Beltline Rd. Improvement plans).
The slopes on the berm and street parkways must be in
compliance to the City of Coppell's standards (i.e. 4:1 slope
or less). Also it appears that the steeper slope starts
closer to the curb line on Beltline Road than shown on the
plan.
Sufficient sight distance is required at existing roadway
intersections and any proposed driveway(s) and/or roadways,
in compliance with Coppell's Subdivision Ordinance. As
requested attached please find a copy of a typical sight
distance requirement used by the City of Dallas for your use.
As a part of the formal planning and zoning process, we are
presently reviewing the preliminary plans on the entire Park
West Commerce Center project and encourage coordination
between these two projects, especially regarding drainage
design and any other engineering matters.
Per our site visits, it appears that the existing berm along
Beltline is placed where the future sidewalk should be
installed (see attached drawing from our Beltline Rd.
Improvement plans).

Ail utilities such as water, sewer, traffic boxes, and
devices, etc. must be operable and accessible at all times.
Attached please find one set of mark up plans, reviewed by
Public Works staff, plus a copy of the written comments from
Howard Pafford. Please make corrections and provide us with
two revised sets of plans. Please note that Mr. Diano, Park
Superintendent is presently reviewing your landscaping plans
in detail and we will contact you.
It is our understanding that the Building Inspections
Department has only permitted the irrigation system and not
the berm and grading.
Any work activity within the public roadways requires a permit
issued by the Public Works Department, Street and Drainage
Division.
As you and Shohre Daneshmand discussed, you will review these
comments and provide us with your response. We will set up a
meeting at your convenience with all affected parties regarding
this project and work with you toward plan approval and issuance
of the permit.
