Dallas County Public Works 411 Elm Street Dallas, TX 75202 Re: Sandy Lake Road from MacArthur Blvd. to the east city limits Project 891-830 (ST 93-01) The City of Coppell has again reviewed the plans submitted for the referenced project. following comments to offer: I have the The City of Coppell will hold a public meeting for this project. It is anticipated that that meeting could take place in the middle of November or quite possibly in the first part of December depending on the holiday schedule and the available dates for the public meeting. The standard details shown are in conflict with our standard details. Please see the attached copy of the standard details. The portion of Sandy Lake, on the west side of MacArthur Blvd., needs to be coordinated with the City's consultant for Sandy Lake Road. The consultant is Robert Ma.y, with Rady and Associates. His telephone number is (817) 654-4266. I am still concerned that them is no median opening at Kimbell Court. Them could possibly be some input from the citizens at the public meeting. In the vicinity of Stations 38 to 39, the City has approved a planned development that is proposing a street in this general area. I have provided a drawing of the planned development that shows the general location of the street and the configuration of the development. Because this is an approved development, the median opening generally located between Stations 40 and 41 should be eliminated and a median opening should be provided to generally line up with the proposed planned development between Stations 38 to 39. The plans show the nose for Riverchase Drive being extended out. This nose should be constructed so that it will not have to be reconstructed when the roadway is expanded to six lanes in the future. The existing right-of-way immediately east of Riverchase Drive should be shown. There was an additional 15 feet of right-of-way dedicated with the Eagle Point Village Subdivision. There appears to be surplus right-of-way on the south side of Sandy Lake Road, east of Riverchase Drive. Is there any way to design the road so that more of the existing right-of- way on the south side can be utilized without compromising the integrity of the design? Some of the comments on our previous check set were responded with a comment stating "Gojer Contract". If something in the Gojer Contract affects the City of Coppell, the City requests that we be allowed to review the portion of those plans in Coppell. It is also my understanding that the entire section of Sandy Lake Road could be constructed possibly at one time. Could the future roadway section also be shown lightly dashed in? It appears that the future roadway will necessitate additional right-of-way to be required on the north side of Sandy Lake and possibly on the south side of Sandy Lake. There are some other minor comments contained on the first checkset that were not restated in this checkset. Once the City obtains public input on this project, any comments that affect the design will also be forwarded to the County hopefully for inclusion in the preliminary plans. As previously stated, the City would appreciate the opportunity to again review the plans. Both sets of marked up plans should be resubmitted with the revised plans to provide for a quicker review of the revisions.
