HISTORY:
The original plat for Park West Commerce Center was
originally approved in April of 1990.
TRANSPORTATION:
Enterprise Drive (future) will serve as a four-lane
undivided collector to the subject site. Wrangler Drive
serves as the east-west collector and is considered as a
sub-standard roadway. Enterprise Drive contains a 65'
right-of-way, and Wrangler Drive contains a 60'
right-of-way.

ANALYS I S:
ALTERNATIVES:
Enterprise Drive is currently under construction end is
scheduled for completion in approximately three months.
Wrangler Drive is a sub-standard two-lane roadway in need
of repair. The Thoroughfare Plan indicates Wrangler to be
constructed as a four-lane undivided road.
As the original preliminary and final plats were reviewed
for conformance to City ordinances, staff informed Prentiss
Copley Investments that Wrangler must be constructed, or
funds must be escrowed for the future development of this
street. The representatives for Prentiss Copley expressed
a desire to concentrate on adding amenities to the
industrial park such as extensive landscaping, instead of
placing funds into escrow. Prentiss Coptey felt that
constructing Wrangler would not be a benefit to the
industrial park until a building was constructed along
Wrangler. With the submittal of this replat for Block 7,
Lot 3, staff recommends that the pro-rata portion of
improvements to Wrangler Drive which are applicable to this
replat, be paid prior to City Council approval.
1) Approve the replat for Lot 3, Block 7
2) Deny the replat

As you know, the Coppell Planning and zoning Commission
recommended approval of the above-referenced replat subject to
several conditions. At this time we are reviewing those
conditions and their effect on our development.
It is my understanding that replete with recommendations of
approval are routinely scheduled on the City Council's consent
agenda. On behalf of the applicant, we respectfully request that
the replat be placed on the May 14, 1991 City Council agenda as an
item for individual consideration so that we may review the
conditions with City Council. -
