There has been no recent zoning history on this parcel
although to the east, west and south, we have had recent
sinGle-family development.
TRANSPORTATION:
Sandy Lake Road is projected to be constructed as a
four-lane divided thoroughfare in a six-lane right-of-way
of 110 feet.

COMPREHENSIVE PLAN:
The comprehensive plan shows this land to be developed with
low density single-family development.
ANALYSIS:
ALTERNATIVES:
Sandpoint Estates preliminary plat and zoning change
request, were recently approved by the City Council with
conditions. In order to be consistent with those
conditions of approval, staff recommends the following
stipulations be added to the final plat:
1) Waiver to length of cul-de-sac be allowed;
2) Permit the deletion of alleys along the front of Lots
12, 13 and 1, Block
3) Provide a 5' utility easement along the front of Lots
16 and 17, Block A;
4) Finished floor elevations of 475.0 should be shown on
the face of the plat for Lots 2 and 3, Block
5) All development fees to be paid;
6) An escrow agreement be approved between the developer
and the City.
