Dear Mr. Ratliff:
We are currently in the process of finalizing the
construction plans and final plat for the above referenced
addition. We are requesting a variance to the current
subdivision ordinance to allow a reduction in the minimum
centerline street radius. Currently the ordinance states that
thoroughfares shall have 425 feet centerline radius for 30 m.p.h.
traffic. The centerline radii of our project are in compliance
with many of the surrounding cities such as Dallas, Garland and
Plano, for example (see attached). In addition, these radii are
representative of the folowing subdivisions in Coppell:
Northlake woodlands, Sections 1,2,3,4,5,6,7,& 8
Northlake Woodlands East, Phase 3,4, & 6
Meadows, Section 1 & 4
Park Meadows, Section 1
Parkwood, Section 1 & 3
Raintree Village
Samuel Boulevard & MacArthur

Sherwood Park, Section 1
