TRANSPORTATION: Rodge Road is presently a two-lane substandard r~ hich is in need of lmprove~nt. Construction o~ Lodge oad along the frontage of this property will ~the~ responsibility of the developer, and will he required prior to the development of any structure. ANALYSIS: This developer has been working very closely with staff in preparing the plat, insuring that all drainage concerns are met, addressing the improvements to Lodge Road, developing his homeowners association, end providing ua with the tree survey showing where all 14 inch caliper end larger trees are located on the parcel. The developer's objective is to preserve as many specimen trmea - he's surveyed over 170 - as possible as construction come~nces on the land. Based on the willingness of this applicant to meet all the obligations imposed by Co~mtssion end Council, this request warrants approval provided that a homeowners association established to maintain co~aOn areas, a letter of permission to drain across adjacent properties is procurred, end a note is placed on the plat that front entry houses will be built on the properties where no alleys are provided.
