Re: Parkwood, Section One; Sherwood Park, Section One; and
Paving and Drainage Improvements on Parkway Boulevard and Moore Road
Dear Mr. Ragland:
This will confirm meetings held in our offices on Friday, June 10, 1983,
concerning the above referenced proposed subdivisions. Those in attendance
were you and Mr. Scott Barnett of the City of Coppell, four representatives of
the developers and builders, Messrs. Threadgill and Dowdey of
Threadgill-Dowdey & Associates, Consulting Engineers, and several members of
our firm.
All items of platting and engineering have now been resolved in principle in
accordance with the comments listed in our letters to the City, dated
June 1, 1983, with the following additional comments.
Parkwood, Section One
No plans have been prepared for the paving of De Forest Road along
the east side of this subdivision. It is our understanding that the
developer has deposited his pro rata share of the paving costs for
this roadway in lieu of paving at this time. If not, then plans
should be made to permanently pave this street at this time.
An easement will be dedicated along the west side of this subdivision
for ingress to the earthen channel for maintenance. When the next
section of this subdivision is developed, then this easement will be
abandoned and an alley will be dedicated in its place.
A concrete lining will be constructed in the bottom of the proposed
drainage channel to maintain a smooth grade and to serve as a pilot
channel during low flows.

Thickened edges or curbs will be constructed on each side of the
alley paving to provide sufficient capacity to carry the storm water
run-off.
An easement and improvements will be provided for discharge of storm
water northward from the proposed channel.
Sherwood Park, Section One
The developer proposes to construct a concrete pavement 36 feet wide,
face to face of curbs, in 50 feet of right-of-way on Lodge Road from
Parkway Boulevard to the Freeman property. From the Freeman property
southward to the south end of the proposed subdivision, the
subdivider proposes to pave one-half of Lodge Road with 18 feet of
reinforced concrete, measured from the street centerline to face of
curb, in a 25-foot right-of-way dedication.
An easement and improvements will be provided to convey the storm
water from the proposed pipes under Moore Road to the proposed
multiple box culvert under Parkway Boulevard.

An easement and improvements will be provided for discharge of the
storm water from the proposed pipe line at the intersection of
Parkway Boulevard and Lodge Road.

5. It was agreed that the thickness of the concrete in the lined channel
would be five (5) inches.
Since this subdivision is being developed in sections, two (2) long
water lines in Lodge Road and Plumlee Place.will be dead-end lines
initially and will have no cross-connections for circulation. We
recommend that these lines be cross-connected with a 6-inch main
initially or that assurances be received from the subdivider that he
will construct the main within one year if the next sections of the
subdivision are not developed by that time.
Paving and Drainage Improvements on Parkway Boulevard and Moore Road
The subdivider proposes to pave Parkway Boulevard from Denton Tap
Road to Heartz Road with two 24-foot lanes on each side with a
15-foot curbed median in 88 feet of right-of-way. This section will
provide four traffic lanes as well as controlled access to abutting
properties with left turn lanes. Also, this pavement section will be
8-inch thick 3,500 p.s.i, concrete because of anticipated commmercial
development in this area. In addition a 16-inch water main will be
constructed in this section of roadway; such main will connect to
the proposed 16-inch water main to be constructed in Denton Tap Road
from Sandy Lake Road to Parkway Boulevard.

2. On Parkway Boulevard from Heartz Road to Lodge Road, the subdivider
proposes a 22-foot pavement section on the south half of the street,
with provisions being made for a future curbed median in the center
of the street. This construction will be in an 88-foot right-of-way.
3. From Lodge Road to Moore Road, the pavement section on Parkway
Boulevard will be one-half of a 44-foot roadway (on the south side)
in 60 feet of right-of-way.
4. A pavement width of 44 feet, face to face of curbs, is proposed to be
constructed on Parkway Boulevard in 60 feet of right-of-way from
Moore Road to De Forest Road.
5. A 16-inch water main is proposed to be installed in Parkway Boulevard
from Lodge Road to De Forest Road.
6. EasementS and improvements will be provided northward from the
proposed drainage structures under Parkway Boulevard in order to
convey the storm water run-off.
As a result of our subsequent conversations with the subdivider's consulting
engineers, all other suggested corrections and changes have either been made
or agreed to.
We therefore recommend that these subdivisions be approved, subject to the
items listed above.
