east side of Lodge Road, south of Sherwood Park, Section 2.

HISTORY:
A planned development (PD) request for the subject tract as
well as the Pecan Ridge parcel (located on the east side of
Lodge Road), was approved on September 18, 1990.
TRANSPORTAT ION:
The thoroughfare plan indicates that Lodge Road will be a
2-lane undivided roadway, and Sandy Lake will serve as a
6-lane divided thoroughfare. Lodge Road, in its present
state of condition is considered as a substandard roadway
due to its asphalt overlay and absence of curb and
gutters. It is the intention of the developer to improve
Lodge Road from the Pecan Hollow site (north of this plat)
south, all the way to the intersection of Sandy Lake
Road. Additional right-of-way which has not yet been
obtained from other property owners, will be necessary in
order to achieve the future street expansion. The
developer is working with the adjoining property owners to
secure the necessary right-of-way and will address the
results at the Planning and Zoning and City Council
meeting.
ANALYSIS:
The plat request complies with the (PD) approved on
ft'KM 8
Sept-mher 18th, and meets the st~biivision regulations as
outlined in the Comprehensive Subdivision Ordinance. Staff
recommends approval of the preliminary plat.
