Final Plat and Construction Plans
Parkwood - Section Three

Gentlemen:
We have ~eviewed the above referenced submittal for conformance
to the City of Coppell Zoning and Subdivision Ordinances. We
have recommended the plat to be placed on the August 22, 1985,
P & Z agenda for approval. Prior to placing on the next
Council agenda for approval of the final plat and construction
plans, the following items need to be addressed.
1. Will the half-width street (Moore Road) become a full
width street as the Park Meadow II Addition is completed?
2. It appears filling of an area within the flood plain is
occurring in the north end of the property. Has approval
been secured from the applicable agencies?
3. Valley gutters at intersecting streets are discouraged.
Have provisions been made at the intersections?
4. Minimum acceptable street grades are 0.5%. Moore Road
indicates 0.30% slope.
5. The times of concentration for the drainage areas shown do
not exceed 10 minutes. The drainage area data chart indi-
cates 15 minutes. Please review the design utilizing TC
of 10 minutes and I (100 year) increased to 11.6 in/hr.
(TP-40}.
6. Drainage area map should indicate any offsite drainage
contributing to the area.
7. Provide a minimum of 18' clearance vertically between
sanitary sewer and water mains. General note number 5
indicates 6' minimum.
8. Maximum distance between sanitary sewer manhole and clean-
out at end of line is 200'. At Station 14+58.27 Line "A",
install a manhole, in lieu of cleanout.

9. At intersections of Moore Road and Park Lane, and Moore
Road and Meadowood Lane, provide a minimum 25w radius,
not 20w as shown. This is in accordance with the Subdi-
vision Ordinance.
10. Provide a landscape plan for review.
After approval of final plat by P & Z and Council, and addressing
of the above items, we will stamp the construction plans.
