This letter is to info~ you that your request for approval of a
preliminary plat of the Pecan Valley Addition, was approved by the Coppell
City Council on Dec~mher 11, 1990, with conditions.
As noted at the ~eeting, Council has concerns regarding the lmprovea~nts
to Lodge Road. One of the reasons for following the Planning Co~ission's
reco~aendation that Lodge be constructed - with appropriate dedication
to the satisfaction of our Public ~/orks Departmnt, relates to the
Ihafeldt and Ritchcock tracts. It was very clear that Council wants those
t~o properties to accomsodate appropriate right-of-way, and road
construction if needed, to allow proper and safe travel along that road.
Council further expressed a willingness to ~ork with you to achieve that
end. I ~ould urge you to address this concern at your earliest
convenience as proper resolution of the Lodge Road issue is paramount to
approving a final plat on this property. I/e ~ould hope an aflree~ent
similar to the one you obtained fro~ lit. Free~an (at the north end of the
Pecan ltollo~ subdivision) could he procured fro~ Ns. Ihafeldt and lit.
ltitchcock. However, if a ~utually satisfactory agreement can not be
achieved, the City would assist in resolving this issue, going as far as
considering e~inent do~ain proceedings. If ~e ~re to get involved, it
~ould he with the understanding that our costs to initiate, process, and
conclude the procedure ~ould be at your expense. Because such action
takes an1~ehare fro~ ninety days to six ~onths or ~oru, I urge you to use
every ~eans possible to avoid our involv~ent.
