Riverchase(3)-CS 881017T E R R A October 17,1988 Mr. Per Birdsall Street Supervisor City of Coppell P.O. Box 478 Coppell, TX 75019 Dear Mr. Birdsall: Thank you for your letter addressed to Bobby Harrell, dated October 7, 1988. Please let me confirm our telephone conversation last week in response to your October 7 letter. It is not our intent that the existing lakes at Riverchase be conveyed to the City of Coppell or that the City be in any way responsible for maintenance or upkeep of the lakes. All of the lakes, except the small lake near the tee-box for the ninth hole of the Riverchase Golf Course, are owned by the Northwest Dallas County Flood Control District. The smaller lake near the ninth tee-box is owned by Golf Enterprises, the owner of the Riverchase Golf Course. In addition, the access and maintenance easements you referred to that appear on the plats describing the lakes have been conveyed to the District and not to the City of Coppell. The land included in those easements will be maintained by the owner of the tee simple title to the property which in most, if not in all, cases is Golf Enterprises. I hope this letter will serve as the response you requested. Although some of the facts contained in your October 7 letter were inaccurate, the conclusion is correct. The City of Coppell is not responsible for the existing lakes at Riverchase or the maintenance and access easements to those lakes. Thank you very much. If we can provide you with any further information or documentation, please let us know. Sincerely, TERRA LAND DEVELOPMENT CO.
