Decision of P&Z Commission: Approval (6-0) with Commissioners Alexander, Wheeler, Thompson, Meador,
Redford and Hildebrand voting in favor. Chairman Tunnell was absent. The following conditions apply:
the proposed 15 foot utility easement south of Riverchase Drive should be a minimum 20 foot wide;
and
a more detailed drainage study will be required before a final plat can be reviewed.
Because of traffic concerns expressed by the Engineering Department, the applicant is requested to
undertake a traffic study (not unlike the one undertaken when Boston Chicken was contemplating a
move west of MacArthur, south of this area). Staff's concerns include:
a. vehicles wanting to go south on MacArthur must make a u-turn at Riverchase or the existing
median, or will have to exit on Riverehase and go through the MacArthur/Riverchase
intersection;
b. the overall ingress/egress to/from the property; and
c. median reconfiguration.

There has been no recent platting history on the subject tract
TRANSPORTATION:
MacArthur Blvd. is a P6D, divided six-lane thoroughfare,
contained within a 110 foot r.o.w.; Beltline Road is a P6D east
of MacArthur built to standard in a 120 foot r.o.w. Another point
of access to this property is Riverchase Blvd., a C4U slxeet, 4
lanes built to standard.

The Plan shows this tract to be utilized for commercial
development
ANALYSIS:
Because this land is zoned for commercial use, the Plan calls for it to be
utili~u~d for commercial use, and the applicant is proposing commercial
use, staff is in general agreement with the request. However, the
land~_~c~_ping guidelines called out in plat approval have not been met for
the MacArthur primary image zone, and minor alterations need to be
made prior to approval including:
1. the proposed 15 foot utility easement south of Riverchase Drive
should be a minimum 20 foot wide
2. a more detailed drainage study will be required before a final plat
3. because of traffic concerns expressed by Engineering, the
applicant is requested to unde _~ke a traffic study (not unlike the

If the applicant can not provide the information which will make

landscape plan to review and comment upon before the Commission
meeting, staff would recommend that the plat be denied. If these issues
are addressed satisfactorily prior to the Commission meeting, approval
would be in order.
