Because of traffic concerns expressed by the Engineering Department, the applicant is requested to undertake a traffic study (not unlike the one undertaken when Boston Chicken was contemplating a move west of MacArthur, south of this area). Staff's concerns include: a. vehicles wanting to go south on MacArthur must make a u-turn at Riverchase or the existing median, or will have to exit on Riverehase and go through the MacArthur/Riverchase intersection; b. the overall ingress/egress to/from the property; and c. median reconfiguration. Another point of access to this property is Riverchase Blvd., a C4U slxeet, 4 lanes built to standard. NSIVE PLAN: The Plan shows this tract to be utilized for commercial development ANALYSIS: Because this land is zoned for commercial use, the Plan calls for it to be utili~u~d for commercial use, and the applicant is proposing commercial use, staff is in general agreement with the request. However, the land~_~c~_ping guidelines called out in plat approval have not been met for the MacArthur primary image zone, and minor alterations need to be made prior to approval including: 1. the proposed 15 foot utility easement south of Riverchase Drive should be a minimum 20 foot wide 2. a more detailed drainage study will be required before a final plat 3. because of traffic concerns expressed by Engineering, the applicant is requested to unde _~ke a traffic study (not unlike the one undemken when Boston Chicken was contemplating a move west of MacArthur, south of this ~rea).
