C. HEARING DATE: January 8, 1991 LOCATION: Approximately 633 feet north of Sandy Lake Road, along the west side of Samuel Boulevard. SIZE OF AREA: 9.88 Acres REQUEST: Approval of a preliminary plat. (Engineers) 2110 Walnut Hill Lane Suite #134 Irving, Texas 75038 (214) 570-5577 HISTORY: There has not been a great deal of recent zoning activity in the area, although property immediately south of this parcel has been granted a Special Use Permit for a Food Lion food store, and plat activity to create a church site was recently approved adjacent to the school. TRANSPORTATION: Samuel Boulevard has been improved to standard. Sandy Lake Road is on the thoroughfare plan as a six-lane divided highway; today it is a two-lane road. SI~P~ROUNDING ~ USE & ZONING: North Meadow Ridge condos on 'MF-2" zoned land East The Woods subdivision on "PD-SF-9" zoned land; St. Ann's Catholic Church on "$F-9" zoning South Vacant, "C' zoning, although the Coppell Church of Christ and a Food Lion food store are plaruled for construction West Single-family residence on "SF-12" zoned land COMPREHENSIVE PLAN: The Comprehensive Plan for an elementary school. shows the parcel as being utilized ANALYSIS: Because the property has already been developed for a school, staff would recommend that this plat be approve. In essence, the school district is interested in expanding Lee Elementary by adding a nine classroom, six teacher workroom addition. The procurement of a building permit is conditioned upon the property being platted; hence, the request before you here. Ne are also reviewing a final plat for this property, and are assured that conditions for final plat approval will be complied with by the applicant.
