TRANSPORTATION:
Stonemead Estates will be served by two (2) access streets off Parkway
Boulevard.
SURROUNDING LAND USE & ZONING:

COMPREHENSIVE PLAN:
The Comprehensive Plan shows Town Center as the most appropriate use
for this parcel.
ANALYSIS:
The preliminary plat for Stonemead Estates was approved with the
following conditions, and these notes should be added to the face of the
plat:
1) minimum centerline radius of 200 feet,
2) land adjacent to City Park on north and east boundary not require
an alley
3) a minimum four foot decorative metal fence with brick columns
separate park land from residential land,
4) homeowners association be formed to maintain all common space
and screening walls,
5) any other conditions required of the City for proper development -
sidewalk, brick pavers, etc.,
6) cul-de-sac limited to 600 feet, and
7) deed restriction that the homeowners be made aware of the ball
field lighting to the north
Additionally, the floodplain note must be added to the plat and the
floodplain needs to be shown adjacent to the site.

I) Approve the final plat.
2) Deny the final plat.
3) Modify the final plat.
