Re: Floodplain Encroachment
Dear Mr. $cheroder:
This letter is written as a follow-up to our meeting on August 9, 1993. The meeting concerned
your ability to fill in the rear of your property to create less steep slopes and to fill in some low
areas. I have reviewed our floodplain maps, as contained 'within our City Wide Storm Water
Management Study, and it appears that the floodplain ends about 65 feet from your rear property
line along your northern property line and about 30 feet from your rear property line along your
southern property line (see enel°sed exhibit). This means that you will need to move
approximately 65 feet from your rear property line toward Hawk Court before you can start any
fill along your northern property line and move approximately 30 feet from your rear property
line towards Hawk Lane before you can start any fill along the southern property. By placing
those two points on the ground and basically connecting them with a straight line you should get
a general idea of where the floodplain encroaches on this property. This floodplain
determination was based on elevations in our Storm Water Management Study and our contour
maps. For an exact determination of the floodplain on your property, you would need to contact
a surveyor to establish the floodplain elevations on your property.
If the 65 feet and the 30 feet are acceptable as far as what you ~.e trying to accomplish on your
property, then you should complete the Floodplain Development Permit (copy enclosed) and
submit it back to the Engineering Department. There is no cost for this permit, it is only a tool
to assist the Engineering Department in tracking fill in or adjacent to the floodplain.

( ) For non-residential floodproofin~, a registered professional engineer
or architect must certify that the floodproofinG methods are adequate
to withstand the flood depths, pressures, velocities, impact and
uplift forces and other factors associated with the base flood.
( ) For fill activities, the permittee must submit a certification from
an engineer or land surveyor that the level of the compacted fill
material is at or above the elevation of the Base Flood.
] Provide a certified copy of all final plans or As-Built Drawings to
the ~MINIST~TOR.
