There has been no previous activity on this site.
TRANSPORTATION:
The present condition of Coppell Road is a two-lane asphalt
roadway. Roadway assessment cost is calculated at 8130 per
front front, and the total amount calculated for this plat
is 873,336.00.
SURROUNDING LAND USE & ZONING:
North - Vacant, single-family "SF-7" zoning
East - Single-family structures, "SF-12" zoning
South - Single-family structures, "PD(SF-9)" zoning

ANALYSIS:
The purpose of this preliminary plat is to create a legal
building site for an elementary school, which will be
identical to the Barbara Austin end Mockingbird schools.
This school will be a two-story building, with 72,000
square feet of area. Application fees for the preliminary
plat have not been paid at this time end Water and Sewer
Fees, and road assessments will be addressed during the
final plat stage. Staff would reconlmend approval of this
preliminary plat.
