The property is along a collector street and is therefore not required to enhance their property as indicated in the Streetscape Plan guidelines. ST. ANN's CATHOLIC CHURCH- FINAL REVIEW Comments/ Review: Coppell Street Department Clarify "paving by others" Present drainage flow is to the north, will the driveways interrupt the pattern forcing water on the west side of Samuel which is presently flowing at capacity. Too much drainage to Samuel! Hard rains presently indicate flow on Samuel at its maximum. This might be possible after Samuel is completed on east side. Who will maintain driveways? Sidewalk and screening wall needs to be installed Note: If the sidewalk is against the wall, the width will have to be 5' St. Ann's Catholic Church- Final Coppell Land Development Comments/ Review: Change 24' fire lane and utility easement to 24' fire lane. Delete the 10' X 10' utility easement for fire hydrants. Extend 6" sewer service from man hole 5' past 7.5' right-of-way dedication. Dumpster will need to be skewed. Add 2-8" water meter vaults. Sidewalk will be installed along Samuel Boulevard 1' from 7.5' dedicated right-of-way, 4' wide towards street prior to City issuing a building permit or C.O.. Add in general note on SHT 5/7. 10. Subgrade under all pavement shall be 6" thick and shall be stabilized w/6% by weight of hydrated lime (27 LBS/sy) and compacted to a density not less than 95% as determined by A.A.S.H.O. T-99. Laboratory tests may be submitted to the Engineering Department/ Public Works for approval to lower amount of lime required. Since the 8" water line will be a private line and metered thru the vaults, the need for a 2" meter for domestic use will not be required. The 2" domestic save line can be tapped off the 8" west of the siamese connection as shown on SHT 3/7. The screening wall shall be constructed in accordance with City of Coppell standard specification SD-7, and so note on construction plans. St. Ann's Catholic Church- Coppell Water Utilities Department Comments/Review: Need to have MFM-MCT II fire line domestic checks and by-pass, per City specifications.
