HEARING DATE: March 12, 1991 LOCATION: At the southeast corner of DeForest Road and Allen Road. SIZE OF AREA: 17.13 acres of land. REQUEST: Approval of a final plat for Villages of Coppell Addition, Phase III, and a request to waive the alley requirement along Block A, Lots 1-28, which are adjacent to Denton Creek. APPLICANT: Denton Creek Joint Venture Rep. by Mr. Pat Atkins Don Tipton Engineering 6330 Beltline Road, Suite C Garland, Texas 75043 HISTORY: A preliminary plat was approved for the Villages of Coppell, Phase III, on May 8, 1990, along with following conditions: the 1) Allow alleys to be placed as indicated on the preliminary plat; 2) Permit minimum street centerline radius to be less than 425 feet to allow for the placement of Parker Drive; and 3) All drainage problems be remedied and that Mr. H.H. McGinnis be consulted and informed of any drainage issues. TRANSPORTATION: This subdivision will have access onto Allen Road at two access points; Brentwood and Parker Drive. SgRROUNDING LAND USE AND ZONING: North - Agricultural; Single-family structures South - MF-2 East - Bound by Denton Creek West - SF-0 ANALYSIS: The applicant, Denton Creek Joint Venture, is l-i-{~M 7 requesting approval of the final plat and as it was required by City Council on the preliminary plat, the conditions which were placed on the preliminary plat should also be placed on the final plat, as well. If approved, the final plat will allow the construction of 120 SF-0 lot line homes. On the preliminary plat application, the applicant had originally requested approval to center the houses on the lot, however, due to the guidelines of the newly adopted Comprehensive Zoning Ordinance, the applicant has withdrawn the request and will place the structure within 3 feet of one side, as required, along with the 10 feet separation between structures. ALTERNATIVES: 1) Approve the final plat with the following conditions: 1) Allow alleys to be placed as indicated on the preliminary plat; 2) Permit minimum street centerline radius to be less than 425 feet to allow for the placement of Parker Drive; and 3) All drainage problems be remedied and that Mr. H.H.
