The following are our comments= Minimum horizontal curvature, per Subdivision Ordinance, is 425 feet. Provide a formal request for variance to the Subdivision Ordinance. The recommended minimum horizontal curvature per the latest thoroughfare plan is 300 feet. The C factor for storm sewer design must be 0.65 and the rainfall intensity I be 11.6 for minimum time of concentration (Tc) of 10 minutes. If Tc = 15 minutes is used, please provide Justification. Provide an off-site drainage area map scale 1" = 200' or 300'..., etc. Provide drainage area map for any off-site drainage. Provide erosion control plan. Show limits of 100 year floodplain on the final plat & drainage area map, if applicable. Ail provisions of the floodplain ordinance #87390 and the newly adopted City-Wide Storm Water Master Plan must be complied with. We recommend that there be no loss in valley storage. Appropriate development fees must be paid - SEE ATTACHED Provide a written response on all comments with explanations provided on items not addressed as requested by staff. A set of marked up plans and Public Works comments have already been provided to Don Tipton Engineers for correction. Subdivision Ordinance Appendix A Chapter VI, D. The following figures were supplied by T.P. & L. for estimating this assessment. $292.60 per light for every 200 feet of roadway.
