At the time of the plan review for the above listed project, the responsibility
of sidewalk construction review was that of the Building Official. Since that
time, it is the understanding of the Engineering Department that the plan review
and construction inspection of sidewalk in commercial areas are now the
responsibility of the City Engineer and staff.
As per request, a comparison of the Valley Ranch Center engineering plans and
~ approved building construction plans regarding the placement location of the
~0~ sidewalk along Belt Line Rd. and MacArthur Blvd., appears to be incorrect when
compared to City of Coppell Standards.
=he line items li~ted below are(%o~ being evaluated by the Engineering
Department's staff ~n order to insure~roper placement of sidewalk and a timely
completion of the project.
1. 4' sidewalk should be placed I' outside the property line on public right-
of-way.
2. New sidewalk alignment with existing sidewalk at the existing box culvert
(bridge) on MacArthur Boulevard.
3. New sidewalk alignment with existing sidewalk at the Mobil Station located
at MacArthur Blvd. and Belt Line Road.
4. Installation of the overhead power poles along Belt Line Rd. adjacent to
the Valley Ranch Center will not allow for placement of sidewalk I' outside
of property line. Power poles are placed 2' inside right-of-way.
5. To allow sidewalk construction along MacArthur Blvd., three existing street
information signs will require relocation.
To lesson the possibility of plan review conflict on future projects, the
Engineering Department request that the plan review and permitting of sidewalk
and drive approaches on commercial properties be carried out by this department.
