TRANSPORTATION:
This two-acre site has frontage on and access to Beltline Road
which is classified as a primary six-lane divided thoroughfare.

COMPREHENSIVE PLAN:
The area of MacArthur Blvd. and Beltline Road has been
designated as a special land use category for mixed uses since it is
considered as a gateway into the City.
ANALYSIS:
During the development review process, engineering plans were
submitted, which indicate that an existing water and sanitary sewer
line will be extended through the Valley Ranch Baptist church
property (located on the west side of the subject site). If for some
reason the Valley Ranch Baptist Church falls to develop, then the
Valley Ranch Self Storage will be required to extend the water and
sanitary sewer line from its existing location at the Tom Thumb
Shopping Center to the site.
Prior discussions also includes whether the storage facility has a
need for a median opening along the frontage of this property, on
Belfline Road. Mr. Goss indicated that they did not need a median
opening at this time because they expect that the majority of their
customers will travel east bound along MacArthur Blvd. to gain
access to the storage facility.
Staff has no objections to the approval of the final plat.
